One young lady who we all have a lot to learn from is Molly Benjamin, founder of Ladies Finance Club. So you’ve read Rich Dad Poor Dad and the Barefoot Investor and still can’t make sense of it? Ladies Finance Club is here to help you in whatever format works for you. We found out a bit more about Molly ahead of her nationwide roadshow, upcoming book (Girls Just Wanna Have Funds!) and what exactly she loves about the Gold Coast.

Tell us a bit about yourself.
I grew up in the hinterland of the Gold Coast in Mudgeeraba surrounded by animals, as my parents ran the local veterinarian and we always had a range of different animals (including a wallaby for a short period of time). I attended All Saints Anglican School with my twin sister and older sister and after doing uni, I moved to London where I spent six years working in the finance sector. While working there I noticed that many of the women I worked with and many of my girlfriends (including myself!) were all pretty bad with money, yet guys at the same age were buying properties. So I started a business! Haha that was the short version!

What do you love about the Gold Coast?
The fact that you can be at the beach and then in the tropical rainforest in less than 30mins.

For those who aren’t familiar with ‘Ladies Finance Club’, can you please explain what it is?
Ladies Finance Club is all about helping women take back control of their finances and grow their wealth. We run events, online masterclasses, courses and have an online club with hundreds of women across all areas of Australia wanting to get fierce with their finances. We work with the best experts in Australia to breakdown and teach women about investing, property, budgeting, saving and getting out of debt!

How did the concept of ‘Ladies Finance Club’ come about?
Massive confession, I was shocking with money and was consulting for a bank in the UK in comms and events. I noticed many of the women I worked with and my girlfriends were all a bit #clueless when it came to investing, superannuation and spending, so I started running events in my living room with my galpals. We would invite someone over to talk to us about our finances and boom LFC was born. Since then, we have grown (very quickly) and had over 25,000 women through an event, webinar, masterclass or course since we launched in Australia in 2019.

Why is it so important to empower women to take control of their finances?
Well money and women stats are a bit grim. In Australia women live longer, earn less (yes there’s still a pay gap), which means women are retiring on less and have less control of their futures. A horrifying stat in Australia is that one of the largest growing demographics of homelessnessn is single women over the age of 55. I don’t want that to be the reality for the women in my life. With the cost of living going up and money in the bank account not doing much, we must look for other ways to grow our money and investing is a great way to do that! No one wants to retire into poverty, we want to be cruising the Med with our galpals! Investing isn’t just for men, or for people who are good at math, investing is for everyone! What is your greatest achievement to date?
Last year I was awarded the Women in Finance award for Financial Wellbeing Program of the Year in Australia and that was a very proud moment! I also finished my book which will be out in Feb 2023 – Girls Just Wanna Have Funds!

If you could give anyone a bit of advice, what would it be?
Build an emergency fund (or as we like to call them OMG funds) – have 3 months’ worth of cash sitting in a spare bank account in case of an emergency! This is the first step to creating a strong financial foundation!

What are you most looking forward to in the next 12 months?
We are just about to embark on a nationwide roadshow including coming to the Gold Coast (yay) in October and November. And also my book is coming out next year so I can’t wait for that!

What are your Gold Coast favourites…
Café/Coffee spot: Tarte in Burleigh 
Restaurant: Locally in Mudgeeraba my family and I love Wine Barrel and I am also a huge fan of Rick Shores -it’s definitely our special occasion place – although when I was a kid where The Tropic is now used to be a buffet called Choices and I loved it haha showing my age!
Bar or place for a drink: Burleigh Pavillion – cant beat a water view
Beach: Burleigh it’s the one I grew up with, I love the nature walk and love running (or attempting to run it), clearly I am very biased here towards Burleigh haha!

How do you choose to spend your weekends?
I’m away from the Gold Coast a lot with work so it’s great to hang out with the family at home and our adorable dogs. I love popping up to Harbour Town for a bargain, playing squash in Nerang, catching up with Mum for Yum Cha in Robina Town Centre and of course hanging out at Burleigh!

I think we can all say that lately, while we try to live our day to day lives as normal as can be, life has been tough – COVID has certainly sent the world into a tizzy. One book that we could all take a page from is ‘Life Is Tough But So Are You’, written by Briony Benjamin. Aside from being the author of this book and a Gold Coast local, she has a long resume of achievements particularly in the viral video space at Mamamia. Add to this, Briony is a Stage 4 Lymphoma survivor. We found out a bit more about Briony ahead of her official book launch (Tuesday 3rd August 2021), and what exactly she loves about the Gold Coast.

How long have you been a Gold Coast local?
My family moved to the Coast when I was one and has been based on the Coast for the past 34 years. I’ve loved growing up in the hinterland of the Gold Coast, it’s a magical place to be a kid. Our family ran a local vet hospital in Mudgeeraba so I worked there growing up. It was always a lot of fun and we would collect a lot of orphan animals in the process. A child’s dream.

Tell us a bit about yourself.
After going to school on the Gold Coast, I ventured overseas for my ‘gap year.’ I worked and lived in a place called Giggleswick, England and worked at the Giggleswick School, it was the most fantastic year (it was basically Hogwarts). Then I came back and completed a Commerce Degree, decided I didn’t want to be an accountant and so enrolled instead in a Film Degree. After the three year degree, I moved to the big smoke to embark on a career in that industry and haven’t looked back. I loved creating short-form video that has an important message at it’s core and has the power to connect with people all over the world. That became my number one passion.

What do you love the most about being a Viral Video Producer?
There is nothing like the thrill of watching a video go viral. It’s seriously fun creating something that goes out into the world and touches millions of people. Whether it gives them a laugh, makes them feel something, helps them to feel less alone, or gets an important message through in an engaging and entertaining way. I just love it.

Can you tell us why you decided to turn the camera on yourself to document your life changing experience?
When I was first diagnosed with Stage 4 Lymphoma I didn’t know what was going to happen to me, I certainly hoped I’d survive and come out the other side, but I suppose you just don’t know. Encouraged by some friends, I started filming the journey. It was a nice distraction from what I was going through and in a way meant I could still ‘work.’ It was also quite therapeutic to get my thoughts down on video as I went and it helped me navigate the whole wild time.

So ahead of the launch of your first ever book, can you explain how it went from an idea to a published book?
I created a video out of my experience called ‘Life Is Tough But So Are You.’ When it went out into the world, it went viral and touched so many people. I had some amazing comments from people who said it had moved them and touched them in so many ways. One lady said she’d reached out to her mother who she hadn’t spoken to in years because it made her see how futile and petty their fight had been and this is the one life she gets. Other cancer patients reached out and said how it had given them such a lift and reminded them to just keep going. One of the people that saw this video was my publisher at Murdoch Books. They reached out and were interested to turn the heart and soul of the video into a helpful guidebook for anyone navigating a tough time.

If you could give anyone one bit of advice, what would it be?
It’s so hard to boil it down into one piece of advice, but if I had to, I would say that this is your one precious crack at this life. We spend so much time consumed in trivial, unimportant things like what we look like and what people think of us and none of it really matters. You need to live a life of which you are proud. So don’t wait, start now. Be bold with your life, enjoy each day, surround yourself with excellent energy; the people who love you and lift you up and find something to do with your life that really matters.

What are your Gold Coast favourites…
Café: If you’re looking for something in the hinterland, I love the Tea Topia Tea salon in a beautiful old Queenslander. And if I’m near the Coast, I adore Tarte in Burleigh – those pastries… wow!
Coffee spot: Millers Espresso in Mudgeeraba do a fantastic coffee!
Restaurant: The Wine Barrel in Mudgeeraba – this little restaurant punches well above it’s weight and I love going on the night they have a live harpist. Dreamy.

How do you choose to spend your weekends?
I love doing the Burleigh headland walk on a Saturday morning, I feel so grateful to whoever had the vision to set aside that land and create a National Park. It’s one of the most stunning parts of the Coast to me. I then love to go to Tarte, wandering up James St and browsing some of the beautiful little shops. Then coming back to Mudgeeraba, sitting in the garden and reading the paper, that is a Saturday morning well spent for me! I also love a wander through 19 Karen Gallery in Miami and The Borrowed Nursery for some more plants or pots to add to my collection. The Coast really has so much to offer and it’s been amazing to watch the transition having lived here all my life. We certainly didn’t have the amazing array of coffee shops and restaurants in the 90’s that we have now!

7 reasons to engage a Buyer’s Agent

Ok so we’re curious, how much do you know about buyer’s agents? Many of us think of The Block, and assume they spend their days bidding at uber luxe auctions. Yeah, nah – that’s only a small part of the story.

Did you know that irrespective of budget, a good buyer’s agent can add significant value for any buyer, at any stage of the buying process and in any market? And, they certainly do a lot more than don poker faces and speed-dial clients at auction bidding wars. They’re end-to-end property sourcing and securing experts, scoping, evaluating, negotiating and/or bidding like a boss!

So, whether you’re a time-poor buyer, someone seeking their first abode, or an investor keen to add a Gold Coast property to your portfolio, here are seven reasons why buyer’s agents are worth their weight in gold.

Unlike a real estate agent who is working on behalf of the seller, a buyer’s agent is working for you! So, you can have full confidence that they have your best interests at heart, with no hidden agendas. From go to whoa, you – the client – are their numero uno.

Experience matters
We look to Insta for style expertise right, so why wouldn’t we do the same with a big-ticket item (okay, the biggest ticket item) like a property? Buyer’s agents do this Every.Single.Day. They’re experts at negotiating, often suggest different strategies, and understand all the nuances and tricks of the trade.

They know the area inside out and back to front
Think you know the GC? Sure, most of us do…but not like these guys. Their local knowledge – applied specifically in a real estate context – is second to none. And if you’re an interstate buyer/investor unfamiliar with the area, a buyer’s agent is a bona fide godsend.

Save time and stress
Those of us who have embarked on the laborious house hunting journey are acutely aware of how all-consuming it can be. Buyer’s agents do all the background research and real estate agent liaison, traipsing around open homes, negotiating, and bidding at auction. Translation, they make it easy as 1,2,3…SOLD!

Get access to off-market opportunities
The intel you’re tapping into when you engage a buyer’s agent is priceless. Purchasing property on the Gold Coast is quite tactical and using a buyer’s agent can provide the edge. Their extensive networks mean they hear about off-market opportunities before us mere mortals.

They’re not emotionally attached
This is especially important when push comes to shove at negotiation stage and at auction. Unlike a buyer who may have fallen head over heels with the chi of a house, a buyer’s agent couldn’t give a toss – in the best possible way! They won’t let anything cloud their judgement or reflect in their bidding, so there’s no risk of an emotional purchase.

Maximise value and ultimately save dollars
For all of the reasons listed above, a good buyer’s agent will get you the best deal possible. Yes, there is of course a fee to enlist their services, but the savings you make along the way will far outweigh that initial outlay.

Locals love Mudgeeraba and clearly, we do too. It’s easy to get swept up in the allure of our iconic coastline, but when was the last time you popped into this hinterland haven? No seriously, it’s a little over 15 minutes from Burleigh (we don’t want to hear you say it’s too far) so you can escape the hustle of the beachside burbs and take our word for it when we say it’s got some of the best eats the Gold Coast has to offer. Big claim, we know, but we stand by it.

We’ve taken the task of finding the best feeds in Mudgeeraba very seriously so you can just pop in and live like a local for the day. So, book a table and pretend you’ve gone bush for a little while, it’s the next best thing to an actual holiday.

Anekawa Japanese
This has got to be one of the Gold Coast’s best-kept secrets, nestled in the heart of Mudgeeraba’s Village, Anekawa shines a whole new light on traditional Japanese food. Created by chef Koki Anekawa (ex Rick Shores), the menu is a glorious celebration of ethically sourced Australian produce and traditional Japanese fair that we don’t so often see, set to the backdrop of one of the most intimate restaurant spaces we’ve dined in. The menu is ever changing based on the seasonality of produce and availability of specialty seafood, so you know that what they’re dishing up is fresh AF.

An institution among locals, there’s good reason why The Wine Barrel has stood the test of time, serving up some of the best tapas and wine (obviously) going around. The menu is loaded with an epic variety of food from Asian-inspired dishes to classic tacos. Our must-try’s? We can’t go past the pork belly, chilli caramel, coriander and mint to start, followed with the organic black mussels with Napoli, cream and nudja for a serious flavour bomb.

We know it might not be fair, but we low key judge a suburb’s foodie scene by their best Indian restaurant, so it’s fair to say Mudgeeraba is serving up the goods. Pangaat Indian Restaurant & Bar is not only one of our favourite Indian spots in the hinterland, but the whole of the Gold Coast. Think of the aromatic spices and bold flavours that come with authentic Indian food, they’ve got everything covered from hearty curries and succulent tandoori specialities that will keep you coming back.

Bon Appetea
Tucked away in the most beautiful old Queenslander, Bon Appetea brings that English whimsy charm to Mudgeeraba – made even better with the beautiful hinterland back drop. You can pop in for your favourite high tea whether it’s for breakfast, brunch or lunch with luxe options too if you’re feeling a little bit fancy. In case you needed more mo-tea-vation to book in high tea with your favourites, the iconic basque cheesecake is one of our favourite sweet treats on the menu. Heading there in winter? You’ll want to snag a spot fireside while you get cosy, sit and sip on your hot beverage of choice.

By now you’ve surely heard all the buzz about Lenny Pizzeria, the woodfired pizza hotspot has been buzzing since their iconic entrance to the Mudgeeraba dining scene. Think next level flavour combinations – we’re looking at you, Chill Kale and Fancy 4 Cheese – you’ll definitely want a pizza this. Perch up under the stars with your nearest and dearest and treat yourself to your favourite drop while you carb load.

Now it would be plain old rude of us to miss out on Mudgeeraba’s best breakfast spot. Embrace the laidback vibes of the hinterland at Mudjira Village Eatery, it’s got the country charm you expect from one of the town’s best eats and a full menu of epic eats. We’re all about the maple pecan French toast – try it and thank us later.

Junior’s Deli
For a taste of New York in the heart of Mudgeeraba you don’t need to look any further than Junior’s Deli. With classic deli sandwiches, toasties and burgers, plus barista coffee supplied by Therefore Coffee these guys have nailed the casual dining vibe. If you’re more about the grab and go life Junior’s have you sorted, you can even take home some of their signature house-made pickles to up your sandwich game and get a taste of the deli at home.

One of the Gold Coast’s oldest pubs, The Wallaby has been serving up cold brews and great food since 1883. If you’re looking for the ultimate pint and parmy combo then you’ve come to the right place. They’ve got all the pub classics you know and love to kick those hunger pains, if you want to get a little adventurous then get around the Native Australian Wallaby Shanks – guaranteed to become your new go-to.

Spice up your dining experience at Panchos, this Mexican spot knows what’s up when it comes to good food, good margs and good entertainment – the holy trinity of good vibes. The colourful fit out feels like you’ve stepped straight off the streets of Mexico into an authentic taqueria with the Latin American influence coming from all ends. Did we mention on Thursday’s you can snag a burrito and beer for $25 too? You’re losing money not getting amongst it #girlmath.
